By booking, you agree to abide by the following terms to ensure a safe, enjoyable, and respectful experience for everyone. 🌞 Daytime Gatherings Small daytime gatherings may be allowed on a case-by-case basis with prior approval. An additional cleaning fee of $250 applies. Events must conclude by 10 PM, may not exceed 30 people, and must follow all house rules. Note: Late-night parties and unapproved events are strictly prohibited. We maintain a zero-tolerance policy for disturbances or violations. 🕓 Check-In & Check-Out • Check-in: 4:00 PM • Check-out: 10:00 AM Early check-in and late check-out may be available upon request and are subject to availability. Additional fees may apply due to enhanced cleaning protocols and third-party scheduling. Guests who overstay or delay cleaning services may be liable for resulting costs. 🚭 No Smoking, Vaping, or Drugs Smoking, vaping, illegal substances, and Marijuana use are strictly prohibited inside and outside the property, including porches and shared areas. Violations will incur a $250 fine, plus any necessary cleaning or repair costs. 📸 No Commercial Use Commercial photography, filming, or content creation is not permitted without written consent from the host. 🚫 Illegal Activity All illegal activities are strictly prohibited, including prostitution and possession or use of firearms. 👥 Guest Limits The number of overnight guests must not exceed the number listed on the reservation. We use exterior security cameras to monitor occupancy compliance. Violations will be enforced and may result in immediate cancellation. 🧾 Guest Responsibility Guests are responsible for any damage, injury, or loss that occurs on the property. Please report any damages promptly. Accidents happen, and we appreciate honesty. Unreported damage may be reported to the booking platform and result in additional charges. 🐶 Pet Policy • Well-behaved dogs are welcome with prior approval. • Pet fee: $150 per pet, per day (charged on the day of check-in) • Limit: Dogs only; no cats or other animals • Rules: - Pets are not allowed on furniture or bedding - An additional $50 cleaning fee will apply for excess pet hair on linens, rugs, or upholstery - Please bring your own linens if your pet will be on the bed - Pet waste must be properly disposed of using provided bags. Waste left on the turf will incur a $50 cleaning fee (A vacuum is available for your use) Unauthorized pets will result in additional fees. 🧻 Amenities & Supplies We provide an initial supply of consumables such as toilet paper, paper towels, shampoo, and dish soap. Guests are responsible for replenishing items as needed during their stay. 🔇 Quiet Hours Please respect daily quiet hours from 10:00 PM to 7:00 AM to maintain a peaceful environment for neighbors. 🛠️ Amenities We do our best to ensure all amenities are fully operational. If something stops working during your stay and we are notified, we will refund $15 per 24-hour period the amenity is unavailable due to mechanical failure. No refunds will be issued for user error or misuse. 🌐 Internet Service Wireless internet is provided as a courtesy. While generally reliable, occasional outages may occur and are outside our control. We do not provide technical support, and no refunds will be given for internet-related issues. ✅ Agreement to House Rules By confirming your reservation, you acknowledge and accept these House Rules. Any violations may result in fees, cancellation of your stay, or liability for damages.

5th Bedroom: The Game Room Our Game Room doubles as a cozy private sleeping space, complete with a comfortable queen-size sofa bed and an armoire for clothing storage. Fresh linens and pillows are provided inside the armoire so you can make the bed at your convenience. This space is located in a detached carriage house just across the patio. It is well-insulated, climate-controlled, and filled with natural light through its windows, offering a pleasant and quiet retreat. Please note: While the Game Room is fully equipped for comfort, the bathroom is located in the main house or studio, requiring a short outdoor walk. California’s weather is generally sunny and mild year-round, with the exception of the occasional rain in spring. We recommend keeping this in mind if you're planning to use this as a fifth bedroom during your stay. About the Pool Our cowboy-style tank pool is 10 feet in diameter and 22 inches deep—perfect for cooling off with 6 to 7 adults. EV Charging An electric vehicle charging station is available on-site for guest use. $25 per charge applies. 🌿 Heads Up, Nature Lovers Our beautiful Avocado tree occasionally attracts friendly local wildlife like opossums and raccoons who love to snack on fallen avocados. They’re harmless and typically shy, and it’s all part of the charm of being close to nature!
